I joke with this headline "I cry so you don't have to." It's a little true. Crying is my superpower. I connect deeply and will cry at commercials. So you can imagine when bad news comes for one of my clients, I'm going to cry!
The good news is that I can often get ahead of the problem and prevent it from effecting you. In many cases I can solve it without you even knowing that it happened! If I'm doing my job really well, then you will think you had a really easy process and you felt cared for the entire time.
Why would I be crying over YOUR home puchase?
When the other agent calls and tells me the seller doesn't have the cash for closing.
When the negotiations after inspection turn sour and I am fighting tooth and nail to get the reasonable price for the issues.
When the appraisal comes in too low and we have to find a way to cover the gap.
When the HOA transfer fee was applied to the wrong person.
When the closing is delayed and it's going to effect your interet rates weren't locked in or expire.
Here's some times I don't want to cry because it is preventable:
When the buyer finances new appliances, car or furniture just days before closing.
When the title report discovers a lien on the home the seller wasn't aware of.
When the quit claim deed absolving a former owner wasn't done correctly.
When the VA lender is asking you to do shady things to get your next home.
I'm happy to cry over the first list. Let's not cry over the second list. There's just a little due diligence to make sure this doesn't happen. Your team is working in the background to keep as much of this off your plate as possible. I can't handle your packing, job changes, pet adjustments and everything else. So I'll handle these things and let you do what you do best: your family, your life.
What does it look like to buy in today's market? Let's talk because there's a lot of opportunity for buyers right now!
